All bookings are made and accepted only in accordance with the terms and conditions set out below and subject to availability.

Terms & Conditions

Unless otherwise agreed in writing, occupancy may commence any time after 3pm on the day of arrival and must be vacated by 10.30am on the day of departure.

A deposit of 25% of the total booking price is required to reserve accommodation. Booking will be secured only after payment in full no later than 28 days prior to commencement.

In the event of cancellation, refunds will be made only if we are able to fill the cancelled booking.

Payments may be made by cheque or Bank Transfer (EFT).

We expect guests to take reasonable care of the property during their stay. If guests find something needs fixing, we request they inform us straight away. Any unreasonable loss or damage by guests may result in them becoming liable for the cost of cleaning, repair or replacement.

Accommodation is offered only on a strictly 'no smoking' basis.

Pet dogs, no cats, by arrangement. Charge £30 per dog per visit.
